Responsibilities
- Manage and direct employees and consultants over the entire site acquisition process from search area issued, leasing, zoning, building permit, site construction and “on-air” activation.
- Manage and provide status of capital budget associated with the site acquisition and cell build process with a focus on meeting monthly capital spending goals.  This includes the cell site equipment engineering and purchasing process.
- Responsible for directing and managing Site Acquisition Consultants and Companies assigned our initiated Search Areas.  Review canvassed search area submissions, applicable Land Use and Zoning Ordinances, negotiated Lease Agreement terms and conditions with potential landlords and facilitate signature of same.
- Responsible for directing and managing employees and consultants as regards network embedded base projects and activities.  Such activities would include, but not be limited to, in-building systems, antenna modifications, generator upgrades, HVAC upgrades, and in-bound co-locations.
- Facilitate and manage the securing all of the “Due Diligence” documentation, required for Lease Agreement execution, in a timely fashion.
- Work closely with zoning consultants and staff to help formulate the strategy attached to a specific Land Use application for targeted Search Area, including, but not limited to, selection of expert witnesses, preparation for Planning or Zoning Board Hearing and creation of requisite exhibits.
- Continue as the central “Point of Contact” throughout the canvassing, leasing, zoning and construction processes for each assigned Search Area.
- Serve as Regional Liaison within the Cell Build Program, for both the HQ and Area Real Estate teams.
- Manage and enter required information into HQ Databases applicable to the Cell Build Program, including Network Geographics, Rent Commencement and Option Jeopardy Report, EMIS so as to ensure accuracy.
- Review and scrutinize vendor invoices applicable to assigned Search Areas and obtain or provide appropriate approvals.

Qualifications
- Bachelor of Science degree in Engineering, Business Administration or equivalent experience.
- Ability to be self-motivated and demonstrate teamwork is required.
- Current knowledge of, and familiarity with, state and local land use and zoning procedures.
- Strong negotiation, presentation, written and oral skills needed in order to successfully interface with municipal authorities, and to secure the most competitive and budget conscious leasing structure with potential landlords.
- General familiarity with civil and radio frequency engineering design standards for Cell Sites being constructed on buildings, water tanks, and/or existing towers.
- Strong ability to manage and deliver against demanding and aggressive goals and to successfully manage multiple projects.
- Strong ability to manage multiple professionals such as Attorneys, Zoning Team members, Engineers, Architects and other outside consultants.
- Good computer and database skills.
- Good decision making skills.
- Limited travel required.
- Valid driver’s license is required.
